I've gotten good results with a gate effect with a different technique - using c.c.'s. But this can only be used when sequencing.
I basically send a sequence of volume cc's : 127,0,127,0 and so forth (can use expression, should be the same). The advantage is since this is sequencer driven, so the effect stays the same if you change tempo.
As far as doing this is real time, can't help you. good luck
